The Challenge
Our clients had a specific list of requirements for the prominent 3827m2 corner site in the heart of the Hokitika township. The building required a retail store, trade store with drive through, garden centre, back of house facilities, a large outdoor yard area, and carparking.
The client required a full-service design package to provide a coordinated set of project documentation. They also required the management of all necessary building and resource consent applications.
Specific challenges included geotechnical complexities associated with soft soils and liquefaction risks. We were also asked to present an alternative solution to achieve an economic fire protection system.
The Solution
Through our integrated full-service capabilities, we delivered a high level of efficiency and convenience through one reliable, accountable contact. We handled the procurement and management of external consultants with expertise outside our own in-house skillset.
We developed the architectural, structural, and civil design and site layout from early concept level through to developed and detailed design. We prepared, lodged, and managed the building and resource consent applications and processes. We also provided construction monitoring services for this development.
We worked in conjunction with Geotech Consultants Limited to mitigate geotechnical site issues. Several potential foundation systems were reviewed using a cost benefit analysis to identify a shallow foundation system supported on a reinforced gravel raft. This provided the appropriate balance of cost/risk/performance for both the building and site.
Holmes Fire had developed an alternative fire protection system. We worked closely with Holmes Fire to detail a passive fire protection solution that allowed the client to be fully compliant without an expensive fire sprinkler system.
