Lake Kaniere Subdivision

Lake Kaniere Developments, embarked on a large-scale project to develop a 9.3-hectare section of land near Lake Kaniere, Hokitika. The project created a 39 section, mixed rural and residential subdivision. With a stunning location on a hill terrace overlooking the lake, the development was designed to attract a variety of buyers by offering both spacious rural lots and more compact residential sections.

The challenge

The scale and complexity of the project presented several challenges. Lake Kaniere Developments needed a consultant that could handle every aspect of the project, from planning applications and subdivision design to civil and water engineering. They chose Eliot Sinclair because, as a local Hokitika-based company, we could provide all the necessary services from one consultant with a single point of contact, simplifying project management for the client.

One of the significant challenges involved upgrading the access road to the site, which was a condition for gaining resource consent. The road upgrade maintained the character of the existing road environment, in keeping with the desire of the existing residents. Other challenges included maintaining the existing overland flow paths of the steams within the subdivision and providing overland flow paths through the subdivision roads for potential seismic event effects in the vicinity of the subdivision. The project also required careful coordination, as the site was zoned for both rural and residential use, and the subdivision needed to comply with various conditions laid out in the consent process.

The solution

Eliot Sinclair provided a comprehensive solution, managing the project from initial planning through to the final subdivision layout. We designed the layout of the sections and roading, ensuring the design adhered to all necessary subdivision conditions. Our team completed the surveying work and completed the civil and stormwater engineering design, giving the client a seamless experience with a single point of contact.

Managing the subdivision across two different zoning areas added complexity, but by handling both the planning and design, we were able to streamline the process and ensure that all conditions were met efficiently. Working closely with the client, local residents and the contractors, Fulton Hogan, we helped bring the project together smoothly, delivering a quicker and more manageable outcome for the client.
