The Client
Central Otago District Council aren’t just the local authority and representative for local ratepayers. They’re also a large landowner and holders of developable land in the region. Seeking to create a four-lot industrial subdivision on Cemetery Road in Cromwell as part of potential wider developments, they sought us for a complete list of services they knew we could deliver in a short time frame; including initial concept design and development cost estimation, planning, site investigations, surveying, and engineering.

The Challenge
With planning applications having already been submitted, and prearranged sale and purchase agreements signed, new title creation for this development had a critical hard deadline. Permissions were also required for our UAV topographical survey due to the site’s proximity to a local airfield.
The Solution
Offering all the expertise required under one roof, we were able to take control of the timeframe because we aren’t bound by the availability of other consultants. By initially breaking this project into four stages, all our teams worked closely to achieve tighter deadlines.
Concept plans and cost estimates were prepared to explain the feasibility of the project, and to align with market analysis and community group preferences.
Complete topographical and UAV surveys were taken of the wider area. Due to the site’s location next to the Cromwell Racecourse Aerodrome our licensed UAV pilot liaised with the necessary authorities to obtain permissions and ensure safety.
We also completed a geotechnical and environmental investigation to support our planning application. Since the commencement of this project, a permanent GNSS (Global Navigation Satellite System) base station has been established to support ongoing and future work we undertake in the region.
